What We Do
Halcyon Merilee is a real estate marketing service with no listing fees. We work directly with property owners and property management companies to find renters and buyers, handle inquiries, and help negotiate rental agreements, leases and sale terms. You decide which offers to accept.
We prepare and publish property listings on our website, Airbnb and international property websites, and promote properties through social media. Our role is to present your property, connect you with prospective renters and buyers, and help bring an agreement together.
We do not provide property management services. Cleaning, maintenance, inspections, check-ins and day-to-day care remain with you or your property manager. If you do not have a property manager, we can put you in touch with one in the area.
How It Works
Complete and submit a property profile using our online onboarding form. Add your property details, amenities, photographs, availability and asking price. Choose short-term rentals, long-term rentals, a property sale—or all three. If you are unsure about pricing, you can request a pricing proposal.
Once you submit your profile, we handle the marketing setup: reviewing the information, preparing your listings, responding to inquiries and helping negotiate terms. Your profile keeps the property information together, so you can update it when details change.
Reach people locally and internationally
We market properties through Airbnb, social media and an internationally syndicated property network, helping you reach renters and buyers around the world. Your property can reach websites such as Realtor.com, Realestate.com.au, Immobiliare.it, Housing.com, Figaro Immobilier, Spitogatos.gr, TheHouseShop.com, Kangalou.com, Properstar.com, and more.
There are no fees to list your property with us. You pay only when we deliver a rental or sale under the agreed commission terms.

Our Fees
There are no listing fees and no obligation to proceed when you submit a property profile. You pay only for results. We confirm the commission terms with you before marketing begins.
Short-term rentals — 10% of net rental proceeds
Our commission is 10% of the net rental proceeds from bookings we arrange. For Airbnb bookings, the 10% is calculated after deducting any taxes and fees charged by Airbnb.
Long-term rentals — one month’s rent
For a lease of six months or longer that we arrange, our commission is equal to the first month’s rent.
Property sales — 3% of the completed sale price
Our commission is 3% of the final sale price when a sale we arrange is completed. Listing your property or receiving an inquiry does not trigger a sales commission.
Other costs
Airbnb and other third-party platform charges are separate from our commission. Property management, including cleaning, maintenance and utilities, is outside our scope of services and is the responsibility of the client and their property manager.
